What 17.62 Million Searchable EPC Records Reveal
EPC Atlas has regenerated its 2026 research across 17,624,989 searchable records covering ten supplied England-and-Wales regional datasets. This stable page is the online home of the Data Book and its aggregate findings.
The research describes searchable EPC records and source fields. It does not silently convert administrative records into a census of current homes.
The national headline: a large current-to-potential EPC gap
Exactly 4,318,888 records are simultaneously current EPC D or below and potential A/B. That is 24.50% of the entire corpus and 50.41% of all D-or-below records.

Other findings worth following
Lower ratings and stronger solar evidence coexist
Wales has the highest D-or-below regional share at 54.09% and the highest Solar PV: Yes share at 2.106%.
Headline EPC ratings hide fabric differences
London has the lowest regional D-or-below share, but 56.00% Poor/Very Poor wall evidence and a high applicable low-loft share.
East Lancashire and Greater Manchester standouts
Pendle, Hyndburn, Burnley and Rossendale form a repeated wall-efficiency cluster; Salford and Manchester stand out on heating efficiency.
2025-2026 discontinuity and denominator rules
The book flags an abrupt recent change in potential-rating and window-efficiency distributions and preserves Known, Unknown and applicable denominators.
Technology and building-fabric evidence
Publication boundaries
The current data does not establish present legal ownership, present occupancy, live equipment condition, installation date, retrofit suitability, retrofit cost, measured household energy use or current market value. EPC element ratings are administrative evidence and are not a building survey.
Scotland and Northern Ireland are outside this corpus. Tenure is EPC evidence, not a Land Registry title check. Missing mains-gas, Solar PV or loft fields are not silently converted into negative values.
